| Abstract: | 55 % aller Investitionen werden im Gebäudebereich getätigt. Die Bauwirtschaft trägt in der gesamten Wertschöpfungskette mit 11 % zur Produktion in Deutschland bei und vereint dabei 12 % aller sozialversicherungspflichtigen Beschäftigten. Die Bau-, Wohnungs- und Immobilienwirtschaft steht in vielfältigen Wechselbeziehungen mit Maßnahmen und Zielen der Nachhaltigkeitsstrategie der Bundesregierung. Hervorzuheben sind insbesondere der Klimaschutz und die Verbesserung der Energieeffizienz, die Verbesserung der Energie- und Rohstoffproduktivität, die Senkung der Flächeninanspruchnahme und die Gestaltung des demografischen Wandels. Die Bewertung des Beitrages von Einzelbauwerken zu einer nachhaltigen Entwicklung führen zur Forderung der Entwicklung eines Gesamtsystems zur Beschreibung und Beurteilung von Gebäuden einschließlich des Grundstücks. Nachhaltigkeitsbetrachtungen zeichnen sich durch eine Analyse über den gesamten Lebenszyklus und eine umfassende Einbeziehung von ökologischen, ökonomischen und soziokulturellen Aspekten aus. Neben den Energiebilanzen müssen deshalb insbesondere auch die Stoffströme und finanziellen Auswirkungen untersucht werden. Die Entwicklung, Erprobung und Anwendung von Systemen zur Beschreibung, Bewertung und Zertifizierung der Nachhaltigkeit von Gebäuden ist dabei an eine Reihe von Voraussetzungen gebunden. Insbesondere der Übergang zu einem überwiegend auf quantitativen Bewertungen basierenden Bewertungs- und Zertifizierungssystem stellt eine erhebliche Herausforderung dar. The assessment of the contribution made by individual structures to sustainable development results in the call for the development of an overall system for the description and appraisal of buildings, including the land on which they are built. Sustainability considerations are characterized by a whole life cycle analysis and the comprehensive inclusion of ecological, economic and socio-cultural aspects. Alongside energy balances, therefore, it is also necessary to study the material flows and financial impacts, in particular. The development, trialling and application of systems for describing, assessing and certifying the sustainability of buildings is tied to a number of prerequisites. In particular, the changeover to an assessment and certification system based predominantly on quantitative assessments poses a significant challenge. |
